General maintenance for windows and doors

Take special care not to damage the coating when cleaning coated or specialized glass – follow the manufacturer’s instructions.

Doors sticking or jamming: This could be due to dirt, lack of lubrication or misalignment. Clean the locks and lubricate with graphite powder. If the lock is uneven it will jam. If essential, re-align the door.

Loose glazing rubber: Age and exposure to sunlight will get smaller glazing rubber causing it to pull out at the corners or shrink back leaving gaps.

Corroded hinges: This is caused by salt spray, lack of cleaning, or the incorrect type of metal being used. Clean and oil the hinge.

Water damage: Water damage around windows can be caused by compression or leaks. Try to reduce the quantity of condensation in your home.

Guidelines for using a ladder when painting your house


-Make sure your ladder is in good state before use. Look for loose or damaged rungs, damaged rails and missing or worn non-slip feet. If the ladder is damaged, get it repair or replaced.

-Make sure the ladder is sitting on a level base, putting a ladder on uneven floor can cause it to topple under your weight.

-If the ground is soft utilize a baseboard or sheet of plywood under the ladder footing.

-Prop the ladder at the correct angle - one meter out for every four meters up.

-Use a long enough ladder for the task – ladders must extend 1m past the structure being climbed.

-Place the ladder at a point where the roofline or other structure is closest to the floor.

-Check there is somewhere to tie the top of the ladder near where it is resting. If there isn’t, relocate the ladder before going up.

-Have the ladder steadied by another person until the top can be anchor or tied. This person must secure the base of the ladder with their feet and hold the ladder with both hands.

-It’s a good idea to have a piece of strong cord permanently looped around the top rung to tie it off. Synthetic cord between 4-8mm is ideal.

-Don’t hold tools in your hands as you go up the ladder. Use a tool belt or backpack for larger objects. Heavy items should be pulled up with a rope.

-Make sure there are no electrical wires that might pose a threat of electrocution.

Noisy water pipes and its types


There are three general types of noise water pipes can make:

  • Whistling: Due to water passing through pipes speedily or through taps that are too small. Tight bends in pipe direction might be the culprit. If practical, straighten the pipes out, or obtain a plumber to fit a pressure-limiting valve.
  • Chattering: Caused by movable pipes or worn tap washers. Clip the pipes strongly or replace the tap jumper and washer.
  • Hammering: Caused by water traveling at high speed through pipes then coming to a sudden stop as the tap or appliance is turned off. Copper or other rigid piping is mainly prone to hammering. Persistent hammering is possible to cause additional wear and tear on the pipes and joints. Hammer arresters can be fitted to reduce this trouble.

  • Step only on the front edge of the tile on tiled roofs - for full inspections use a plank as a path. Beware the danger of slipping as angles can be steep.
  • Using cherry picker if there is access around the house for one.
